Я живу и работаю в СПБ уже продолжительное время и отлично разбираюсь в ценообразовании квартир. Могу отличить адекватную цену на квартиру или завышенная. К примеру, Калининский район. Вторичка в корабле трешка 60 метров без ремонта рекламируется сейчас за 9 млн в районе метро «Академическая». Ближайшее новое жилье это ЖК Ручьи. Такая же площадь, но больше функционала в этих метрах. Поймите одну вещь, что квартиры…

Никогда не вел статистику по ЖК по ценам, но в 2021 году создал файл по новостройкам. Популярный ЖК в Калининском районе это «Ручьи». Описывать не стану, сэкономлю ваше терпение. Суть такова, что с начала стройки первых очередей с 2018 и вывод на рынок в начале 2019 года, квартиры подорожали у застройщиков с 90 000 до 240 000 или 166% за 6 лет. Вот таки дела.
