Фонды Недвижимости: обновим расчёты. За три месяца фонд недвижимости вырос на 10%. Но нам важнее сколько стабильных доходов (регулярных выплат) даёт фонд. Считаем: За квартал фонд даст примерно 2950 рублей. Умножаем на 4 квартала. Получаем 11 800 за год. 11800/106000 = 11,1% годовых. Кстати, на этой неделе подъехали результаты работы Сбера за январь 2026. Рост прибыли за месяц почти 22%💪💪 Это очень хороший рост. Если и дальше так продолжится, то получим отличный рост дивидендов в следующем году. Следим на ситуацией. Всем успехов! 🤗🤗

❓Что сейчас докупаю? Фонды Недвижимости заметно выросли в цене. Выбор, что докупать, стал сложнее. Смотрим на цифры по будущей дивидендной/выплатной доходности: 🔸Сбер: Даст в этом году 12,5% дивидендов (планируемые дивидены 37,8 делим на текущую цену 301 рубль). 🔸Фонд недвижимости "Современный7" даст в этом году 11,2% выплат (2950 рублей ежеквартальных выплат умножаем на 4 и делим на цену 105 тысяч). Частый вопрос - что покупать? А вот и ответ - консенсус рекомендации инвестионных компаний. Первые топ компаний можете брать себе в портфель. Я фокусируюсь именно на Сбере, т.к. он в топе (есть потенциал роста), при этом Сбер даёт хорошие дивиденды (это в какой-то степени защита от сильных посадок в цене, если что-то пойдёт не так).
