Вот и достроили ЖК Сказочный Лес. В 2019-м году проект был одним из самый дешевых в Москве. Старт за студию с отделкой от 2.6 млн. Отделка передавалась “в дар”. Так застройщик хотел избежать судов от недовольных покупателей. Но суды начались почти сразу - ведь снесенные гаражи и ангары стояли впритык к Лосиному Острову. Да и застройщик 7 Suns не вытянул строительство как по “Сказочному Лесу”, так и по “Студии Л”. ЖК…

Думал, зайду в банк Кредит Европа и получу дебетовую карту. Оказалось, что не все так просто. До 2-х недель будут проверять. И это не кредитка, а дебетовая карта. Банков много, зачем пользоваться еще одним? Дело в том, что сейчас проходят первые тестовые платежи на счет в американском IB через этот банк. Впервые за 2 года появилась альтернатива Райфу, закрывшему переводы от физиков из-за санкций ЕС. Если все будет ок…

Хитренький ПИК. Получение ключей, приемка квартиры. На просмотр приезжает приемщик, отмечает недостатки. В целом - неплохо, критичных проблем нет. Нужна регулировка окон, не помешает, замена уплотнителя в паре мест. Затирка на плитке так себе итд итп. Дальнейшие действия - записываться на визит представителя ПИКа, где показывать недостатки и договариваешься об устранении. Например, в прошлый раз треснувшую плитку зам…

Один из путей, по которому могла пойти московская программа реновации. 4-х этажный кирпичный дом по улице Мишина перестроили и превратили в 9-и этажный. Поверх старого дома сделали новый каркас, на котором нарастили этажи, сделали лифты итд. Жильцов не отселяли. Я снимал ролики еще про пару домов, где пытались повторить этот опыт. К 2015 году в Китае было 90 миллионов индивидуальных инвесторов - больше, чем членов компартии. Из-за того, что институциональных инвесторов и профи финансистов в Китае почти не было, мелкие инвесторы делали 90% всей торговли. Многие из них были слабо образованными и наивными. Подходит к концу годовой срок аренды депозитарной ячейки в ВТБ. Что же поменялось? ВТБ поднял цену более, чем в 2 раза, текущая цена самой маленькой ячейки 28 тыс в год (без премиального тарифа, без зарплаты в ВТБ). Сбере (с Премьером) 22000. Альфа (с Only) 11400 В итоге ВТБ получит с меня не 28 тыс и даже не 14 тыс, а 0. @mosstart

Недавно МГКЛ опять размещал облигации. Минимальный размер заявки - 1.4 млн. Подумал и отказался. Один из выпусков размещали в марте (купон 24%), а торгуется он уже по 96%. Какой смысл тогда участвовать, если потом можно докупить на вторичке? Схема - купи по 100% и в первый торговый день продай по 100.06% и больше может не сработать. @mosstart

5 лет назад сделал ролик и написал пост "Ботанический ад" или почему не растёт цена аренды жилья в Москве” На примере района метро “Ботанический сад” описал новостройки в пешей доступности. На тот момент (весна 2021 года) одни уже заселили (Ботанический Лайф 1-2, Сильвер, Грин Парк итд), другие в процессе стройки (Афи Тауэр на 1000+ студий и др.), третьи - долгострой (Легендарный квартал). https://smart-lab.ru/b…

Полгода назад был клиент, парень 30 лет, из IT. Хочет однушку в спальнике, но подходит с нестандартным вопросом: «Слушай, я могу взять ипотеку, но ставка дикая. А могу снимать и откладывать разницу. Покажи мне цифрами — когда аренда побеждает, а когда ипотека?» Я стал объяснять про квартиры, первый взнос, ставку, срок, арендную ставку, инфляцию, доходность накопительного счёта… Через 10 минут клиент смотрит и говори…

С 1991 по 2016 годы комната в коммуналке считалась самым дешевым стартовым жильем для Москвы. Нет денег на квартиру? Начни с комнаты. Купил комнату? Попробуй расселить всю квартиру - продать совместно с соседями. Не получилось? Копи деньги - продашь комнату, купишь однушку. “Армянский керлинг - купи комнату и доведи до трешки в ЦАО”. Где-то с 2017-го нишу стартового жилья перехватили студии. Студию 20м в новом ЖК…
